Ejar Rental Contract in Makkah: What Tenants Need to Know

If you rent a flat in Makkah, an Ejar rental contract is the official way to document your lease. Ejar is the rental network run under the Real Estate General Authority (REGA), and its residential contract service is designed to protect the rights of tenant, landlord, and broker (Ejar: Residential rental contract).

Why a documented lease matters

Ejar says the electronic rental contract is an enforceable instrument. If payments under it are not made, the party owed money can go directly to the enforcement court without first filing a lawsuit. For tenants, it also gives a clear written record of the rent, the term, and the agreed terms.

What you need as a tenant

According to Ejar, a tenant needs only:

  • a valid ID (iqama or national ID);
  • a mobile number registered on Absher.

The landlord needs a valid ID, ownership documents, an Absher-registered mobile, and an IBAN if rent is paid through SADAD. A broker must be licensed, with a commercial registration that lists real estate brokerage, a National Address, and completed broker training.

How the contract is made

  1. A licensed real estate office enters the contract on Ejar. The contract has five main sections: contract details, parties, financial details, terms and conditions, and properties and units.
  2. The broker previews it, pays the fee, and sends it to both parties for electronic approval.
  3. Ejar says the contract is certified immediately after both parties approve.

Contracts can also be accepted through Sakani and real estate platforms.

What it costs

The Ejar service page lists a fee of SAR 125 per year. Ask your broker in advance who pays it.
